BUSINESS DESCRIPTION
With stunning views of the Crestallina Mountains and the Genal Valley leading down to the sea, with Gibraltar and the Riff Mountains of North Africa beyond, this wonderful rural hotel is an exclusive country estate nestled in fifteen hectares of its own forest, with Pine, Chestnut and protected Cork trees.
Situated just 4kms from a picturesque white Andalusian mountain village, this property is totally private and is a haven of peace and tranquility.
The accommodation itself has been arranged as a country guest house, with a small restaurant and a health and beauty spa, but the present owner has also enjoyed the property just as a private home, so is now offered for sale as either.
It consists of three main buildings totaling 650 m2. The first two houses are situated side by side with the third semi-completed house just below.
The first house (241 m2) is an original old farmhouse which has been sympathetically restored in an elegant but rustic style with beams, antique doors and many original features.
The upper floor was completely re-built 5 years ago and now comprises of a large, sunny, principal bedroom with stunning views to Gibraltar and North Africa and frenches doors opening to a private terrace; there is also an en-suite Bathroom and Dressing room.
Downstairs, there are two reception halls, an office, guest toilet, sitting room with an open feature fireplace, a cosy library sitting room, the bar and dining room, two further guest toilets, the kitchen and an inner patio with access to the side garden.
To the side of this house there is a disabled toilet and a kitchen storeroom with outside access.
This house benefits from new roofs, plumbing, electrics, and central heating installed approximately 5 years ago.
The second house (218 m2) was constructed in 2000/1, and consists of three bedroom units, each with their own access. The first self-contained unit is accessed by its own private, enclosed terrace and comprises upstairs, a beamed, vaulted ceiling and a large double bedroom with an en-suite bathroom. The bedroom also has a galleried landing overlooking the open-plan sitting room with its wood-burning stove, dining and kitchen areas. There is a large store/utility room with a separate entrance situated below the terrace of this unit.
The second and middle unit has its own entrance at the front of the building and comprises of a beamed Jacuzzi room with a large 5/6 person Jacuzzi, a separate shower area and a toilet. Passing through this room there is a medium sized bedroom, with built-in wardrobes, and an en-suite bathroom.
The third bedroom unit is accessed through French doors from it's own private terrace overlooking the main garden. This is a large double bedroom with a sitting area, and an en-suite bathroom. All windows in the second house and the upper floor of the main house are double-glazed, with separate mosquito blinds and also have shutters. All floors and bathrooms are tiled with terracotta tiles, and all sanitary ware is white with chrome fittings.
There is central heating throughout.
The third building was the original large old barn which has been completely rebuilt (2 years ago) with new foundations, base and walls, but requires the roof and interior to be finished. The construction measures approx. 192 m2 and could provide another 4/6 bedrooms and bathrooms. However if further bedrooms were not required the space could provide large garaging, a gym, a private cinema/games room or whatever was required. There is a large terrace along the length of the building and below that, a further room, and also a large water storage deposit.
In the gardens there are two beautiful green tiled pools on two levels. The small upper pool overflows to create a waterfall down over rocks and pebbles to the large natural formed main pool below. There is an adjacent sunbathing terrace, where you can lie and watch eagles in the sky whilst listening to the tinkling sound of the waterfall in the pool, sheer bliss.
There is a large gas storage tank for hot water and central heating and also a log store to the rear and side of the buildings. Installed only 5/6 years ago, each house has its own central heating and hot water boiler, and its own septic tank for waste drainage, so that each house can be run independently.
The property uses water from it's own well, and is passed through an ozone machine to purify it before entering the house. In addition, there is a reverse osmosis unit installed in the kitchen of the main house, to give pure drinking water. There are also water storage tanks at the rear of the property, and two more in the orchard.
The large orchard enjoys an abundance of fruit trees including various types of orange and clementines and also has lemon, plum, pear, fig, cherry, nispero, olive, almond, walnut, and tamarillo. Adjoining the orchard there is a large vegetable plot, and the whole property is fenced. The main parcel of land is planted with cork trees, which are harvested every nine years to produce a saleable crop. There is a further orchard planted with pine nut trees, and nearby a pond, which is used by grazing stock.
